The Board of Directors and the staff in the Estate Office would like to take this opportunity to wish all shareholders, leaseholders and residents a healthy, peaceful and fulfilling year ahead in 2011.

 

Important Information:

 

Estate Office opening Hours.

 

The estate office opening hours are Mon-Thur, 0700-1500 and 0700-1400 Friday.

 

Security:

 

Please contact the estate office if you require information concerning any aspect of estate security or information on the estate security patrols.
 

Pedestrian Gates:

 

We have been asked to clarify some confusion about the operation of the pedestrian gates. When your visitors arrive they must first press the prefix button for your block ie: Colet Gardens – button No.1:  Lily Close – button No.2:  More Close – button No.3: followed by the number of your property. Your telephone will then ring and when picked up and the hash (#) button pressed the gate will will open. Prior to this you will be able to speak directly to your visitor at the gate via the telephone intercom system.

 

Windows:

 

If you encounter any problems with the Everest windows fitted in your flat please phone Lynda Lathrope of Everest Service on - 01603 264971 or 01753 699 100 who will arrange a service engineer to visit you. NB: Leaseholders will be responsible for arranging their own window repairs. After settling the account with the Everest engineer at the time of his visit please provide the estate office with a receipt as proof of payment and St Paul's Court will reimburse the charge.

Please remember – do not leave your windows open in the ‘tilt’ position when your property is not attended. They are not secure in the ‘tilt’ position.

 

 

Bulky Refuse Collection:

 

If you call the bulky Refuse Collection on 020 8 753 1100 or email – wastehelp@lbhf.gov.uk they will normally provide next day collection for a fee of £15.00. This situation may be slightly different over a holiday period. There have been a number of cases where people have left large items outside and have not organised to have them removed. Please be aware that this is a health and safety contravention, is an unsightly inconvenience to other residents.
  
Rubbish left outside bin chutes:
  
This is an ongoing problem continuing to be caused by a small number of residents. The rubbish discarded in this way is both unsightely and causes a health risk. Apart from the smell the warmer weather attracts vermin and insects to this rubbish. Please ensure your rubbish is securely packed in small bin bags that can be dropped through the bin chutes easily. If in doubt about your rubbish disposal please contact the estate office.
  
Car Parking:
  
All residents should please be aware that there are NO visitors parking bays allocated on the estate. If residents are receiving visitors arriving by car they must please make alternative arrangements. Residents are reminded that vehicles parked illegal on the estate will be dealt with by the estate security company.
  
It is also apparant that vehicles are being illegally parked in the underground car park. Residents are reminded that vehicles should not be parked in any way to protrude beyond the boundaries of the allocated car park bay. Vehicles that do cause an obstruction in this way cause a risk of damage and make the safe use of the underground car parking area difficult for other residents. Accordingly, please be sensible when parking your cars.
