ESTATE WORKSWORKS SCHEDULED ON THE ESTATE.

In line with the ongoing company policy of estate maintenance and refurbishment residents may be interested to know of some of the works that have been completed over the past several years:
Roof Street Refurbishment
Roof street refurbishment works in respect of Blocks 1 & 2, 3a,b,c have all been successfully completed. Due to careful management these works were completed ahead of schedule and within budget. The remaining roof streets of blocks 7 & 8 are currently being surveyed for appropriate refurbishment work to commence, subject to issuance of Section 20 notices, in 2012.
Painting of Garden Gates. Messrs Hipgrave Ltd completed the last programme cycle of redecoration to all garden gates.
Descaling Soil Stacks.
JBI Ltd continue to successfully carry out the ongoing programme of descaling individual block soil stacks.
New stainless steel signs incorporating black etched characters and numbers have replaced the original old directional signs on the estate. The new signs will rectify the confusing directional instructions of the old signs and improve movement through and around the estate as well as lending a fresh modern look. The main St Paul's Court entrance gate signs have been updated and incorporate the additional wording 'PRIVATE PROPERTY'.
In conjunction with the programme of staining of Garden Gates the programme to update the individual property numbers with black etched numbers on stainless steel plates has also been successfully completed. The better quality and appearance of these signs will provide uniformity with the existing estate signage.
West garden entrance renovations.
In line with the company's objectives of increasing values and renovating amenities on our estate renovation work has been completed to the west garden pedestrian entrance area.
This area is frequently used by vistors and residents alike and for many is the basis of their 'first impression' of St Paul's Court.
Lawn has been laid together with evergreen planting & pruning of the existing shrubbery. Common area lighting has been repaired and enhanced with energy saving lamps and redesigned quality signage has been installed here and throughout the estate. A natural yorkstone monolith water feature has also been sited in this area. This feature is very low maintenance utilising re-circulated water pumped from a small concealed reservoir.
The brick path leading from the pedestrian gate has been repaired and straightened and a brick apron has been laid to the area around the telematic control post within the pedestrian gate area. A new brick retaining wall has been constructed around the listed London Plane tree just inside the gate area. This wall has been purposely 'bowed' and constructed upon a new foundation to allow for future expansion of the tree's root system.
Further repairs and plant replacements have been completed in the area of the pedestian entrance at Gliddon Road with new planting beds and shrubery and the pruning back of the overhanging trees.
The external area immediately adjacent to the main vehicle access gates off Colet Gardens has undergone repairs and updating. All of the old concrete bollards have been replaced with smart stainless steel bollards and two low curved brick planting beds have been constructed. These have been planted with suitable shrubs and plants and together with the inclusion of external spotlighting and signage have enhanced the look and the security of this main entrance area to the estate. Further planting and garden works will be carried out as required.
BIN ROOM ROOFING
Repairs & rectification works to the bin room roofs has been completed to a high standard. Surveys have indicated that the unsightly calcification salts permeating through the porous brick walls of the bin rooms (the white staining of the brickwork) is caused by the percolation of water into the bricks via the old tiling on the roofs. Following this rectification work to the roofs it is hoped such calcification will be prevented in the future.
BRICK BUILT PLANTERS AT ROOF STREET LEVEL.
Surveys and the use of borescopes revealed water ingress through the brick built planters at roof street level around the estate. This caused damp and water penetration problems to adjacent properties. The solution to this problem has been to remove any access for water to enter into the brick planters. To this end aluminium sheeting has been manufactured and fitted to each brick planter. Water runs off this shuttering and away from the brick planters through pipework and conduits afixed to the shuttering. In this way the perenial problem of water ingress into properties adjacent to the roof street planters has been effectively solved.
BRICK BUILT PLANTERS AT GROUND LEVEL.
A number of curved brick built planters have been erected at selected ground level sites around the estate. These planters are fully waterproofed with damp membranes and have been planted with a variety of plants that will soften the somewhat stark brick corners and alleyways where these planters have been installed.
WINDOWS TO THE TOWER STAIRS LEADING TO THE ROOF STREETS.
The installation of doubleglazed, lockable, windows to all the open apertures in the stair towers leading to the estate's roofstreets has been completed. These windows have been manufactured to the same standard as the fitted apartment replacement windows. These windows will also carry a similar guarantee. The council issued planning permission accordingly. These windows have proved most effective in protecting the brick fabric of the towers and internal stairways as well as complying with the estate's health and safety policy. The windows have easy, full, opening to assist cleaning and to assist, where necessary, with the movement of large items of furniture through these stairwells. FRONT DOORS. An ongoing programme of front door replacement, where necessary, has been approved by the Board. Where applicable residents should kindly approach the estate office if they believe their existing front doors need repairs or replacement. LIFTS. Replacement internal lift boxes have been installed within the passenger lifts of block 1 and block 3. These modern and updated interiors will increase the value and amenity ofr the estate. |
